The foundation

Why education came first

Before I bought my first property, I made the most important investment of my career: my education. Most new investors fail because they try to wing it alone. They get stuck in analysis paralysis or lose money on bad deals.

I was that person until I found Renatus. It taught me creative financing, partner equity, and the BRRRR method, and with that knowledge I acquired three assets with $0 of my own money out of pocket.

Knowledge is the only asset that can never be foreclosed upon.

The results

Three deals, $0 out of pocket

Three different structures. None of them used my own cash.

01
Deal 1

Property management business

Partner equity: I brought systems and management, a partner brought the capital.

Cash-flowing business acquired with $0 personal money
02
Deal 2

Rental property 1

Partner equity: partner funded purchase and rehab, full BRRRR.

Cash-flowing rental with $0 out of pocket
03
Deal 3

Rental property 2

Family equity bridge: funded with equity in a family member's home.

Asset acquired, equity built, family repaid with interest
Strategy 1

Partner equity

Your sweat equity plus someone else's capital.

1

Find the asset

Hunt for undervalued, off-market properties where renovation or better management adds real value.

2

Find the partner

Anyone with capital but no time. Show them a professional deal package with projected returns.

3

Structure the deal

The partner provides the capital. You provide the sweat equity: finding, managing, and scaling.

4

Execute

Run the renovation and operations with real systems so the property performs as projected.

5

Exit or hold

Buy the partner out with a refinance, sell and split the profit, or hold and share monthly cash flow.

Strategy 2

Family equity bridge

Unused home equity, put to work on written terms.

1

Identify

A family member with significant unused equity in their home.

2

Leverage

Use that equity to fund the purchase and rehab, on written terms.

3

Acquire

Buy and renovate the property.

4

Refinance

Refinance on the new value and repay your family member with interest.

5

Repeat

Use what you learned and the equity you built on the next deal.

Protect everyone

  • Always use formal, written agreements to protect everyone
  • Verify your refinance numbers before you commit
  • Only works with a family member who has real equity and understands the risk
The engine

The BRRRR method

Five steps that recycle your capital from one property into the next.

B

Buy

A distressed property at a deep discount.

R

Rehab

Renovate to raise the value.

R

Rent

A tenant covers the mortgage and expenses.

R

Refinance

A new loan on the new appraised value.

R

Repeat

Use the cash out for the next one.

The magic is in the refinance. Here is how the numbers work on a typical deal.
Purchase price$70,000
Rehab$30,000
Total invested$100,000
Appraised value after rehab$150,000
New loan at 75% loan-to-value$112,500
Repay original investment−$100,000
Cash left in your pocket$12,500

The refinance at a glance

Total invested$100,000
Appraised value$150,000
New loan (75% LTV)$112,500
Cash back to you$12,500

Equity left in the house: $150,000 − $112,500 = $37,500.

$150,000 × 75% = $112,500  ·  $112,500 − $100,000 = $12,500

You keep the house, a tenant pays the new mortgage, and every dollar you put in comes back out. Refinance proceeds are subject to closing costs and lender approval.
